The review of the situation plan refers to the procedure by which municipalities approve development in accordance with the physical planning, construction and implementation objectives set out in their official plan. Under Section 41 of the Ontario Planning Act, community development is subject to location plan control. After receiving a full request, including all the necessary drawings and the corresponding fee, the following procedures are followed: a letter of confirmation identifying the acceptance of the application and receipt of the payment is sent. The application and accompanying documents are distributed to various departments and agencies, inside and outside, for review and comment, as requested in the details of the proposal. Audit comments and requirements are used by the team to verify the location plan for the development of a project report for the location plan review. The draft revision report of the organization chart is generally divided into four sections: (1) draft recommendation, (2) revisions of drawings, if any, (3) conditions of the agreement authorizing the location plan and (4) traffic comments. The location plan review team will prepare a project report for the location plan review within 30 days of receiving an application. If revisions of the drawings have been requested, the onus is on the applicant to process the review requirement and to submit revised drawings to the location plan verification team that prepares the location plan verification report. 3. Situation Plan Review Report The site plan review report is prepared by the location plan verification team after receiving the revised drawings and issued to the applicant and the appropriate services. The company`s legal department is available to begin preparing the pan site authorization agreement.
4. Implementation Plan Approval Agreement The organization chart approval agreement is established and issued by the company`s legal department; A copy of the agreement is made available to the owner for verification and signature. Upon receipt of the signed agreement, the company`s legal department will register it under the title of the land concerned. 5. Execution of the contract The owner begins to fulfill the terms and conditions of the contract. The conditions for authorizing the situation plan approval agreement can be proactively implemented throughout the large-scale plan review process if the owner wishes to expedite the obtaining of a building permit.
